Keep Your Tampa Pavers
Locked in Place

Paver Sealing Tampa, FL

Most Tampa pool decks and patios are built on a bed of sand, and that sand is doing a quiet, important job: it holds every paver snug against its neighbors. The trouble is our afternoon rain. Day after day, those storms wash the sand out from between the joints, and once the joints start emptying, the pavers begin to shift and wobble, gaps open up, and weeds and ants find their way in.

That is exactly what paver sealing here at Bright Brothers of East Tampa fixes. We clean, re-sand, and seal residential pavers, pool decks, patios, and driveways, so the whole surface locks back together and stays put. The color and shine come back too, but stability is the real win, and it is the reason Tampa homeowners call us before a settled deck turns into a bigger problem.

If your pavers are starting to move on you, give us a call at (813) 725-1587, and we will take a look.

The Paver Types
We Seal

We seal the paver and stone surfaces common on Tampa pool decks and patios, matching the sealer to the material so each one gets the right finish and the right protection.

Paver Brick Driveway

Brick

We give brick a standard clean, re-sand, and water-based seal. The sealer deepens the color and locks the joint sand back into place so the surface holds together.

Stone Paver Close-Up

Natural Stone

We clean natural stone and seal it with a material-appropriate penetrating sealer. The goal is to protect the natural look rather than coat over it, so the stone still reads as stone.

Travertine Pavers Image

Travertine

Travertine gets a penetrating, color-enhancing sealer chosen specifically for it, a different product than we use on brick pavers, so the stone keeps its natural feel underfoot. For pool decks, we can add a no-slip additive on request.

Marble Paver Close-Up

Marble

We handle marble with the same stone-specific penetrating approach we use on travertine, matched to marble so the surface is protected without a slick top coat sitting on top of it.

What Sets Our
Paver Sealing Apart

Here is why homeowners choose us to seal their pavers, beyond the finished look.

A Water-Based Flood Coat Built for Florida

We apply a deep flood coat that soaks into the joints and locks the pavers in place, and it helps block ants and weeds while it is at it. Because we seal water-based, the finish ages by evaporating rather than peeling the way a solvent-based top coat tends to lift and flake in the Florida heat.

Premium, Purpose-Matched Sealers

We use professional, water-based penetrating sealers matched to your surface, one product for brick pavers and a different one for travertine and marble, so every material gets the finish it is meant to have instead of a one-size-fits-all coating.

We Re-Sand, We Don't Just Reseal

Before any sealer goes down, we blow out the old, washed-out joint sand and install fresh, filtered silica sand. That fresh sand plus the flood coat is what actually stabilizes the pavers. Sealing over old, depleted sand does not, which is why we never skip this step.

Honest Expectations, In Writing

We tell you up front what a seal will and will not do. A fresh oil spot lifts far better than one that has soaked in for years, and we do not warranty sealer durability because Florida throws too much at it. So we set honest expectations before we start and stand behind the work we can control.

Trained Crews on Every Coat

Every crew sealing your pool deck is triple certified in product knowledge and application, so the flood coat and the finish coat go down correctly the first time. Sealing is unforgiving, and the right prep and the right application really are the whole job.

The Same Professional Team, Both Days

Paver sealing takes two visits, so our crew is at your home across two days. You get the same clean, professional setup and the same faces both times, clearly marked, tidy, and respectful of your property from the first prep step through the final coat.

How Our Tampa
Paver Sealing Works

Here is how a job goes from your first call to a finished, locked-in surface.

Your Free In-Person Estimate

Call or book online, and a Brightening Specialist reaches out ahead of the visit to confirm and let you know we are on the way. We come out and look at the pavers in person, checking the current condition, color loss, joint sand, and any old solvent-based sealer that has to be stripped, so we can price the job accurately.

1

Scheduling and the Heads-Up

Once you approve the estimate, we confirm your date and send reminders. Because sealing is a two-day job, we schedule both visits together, and our technicians send an on-the-way alert before each one so you are never guessing when we will arrive.

2

Visit One, Strip, Clean, and Prep

On the first afternoon, we strip any old sealer, remove the old sand, dirt, and weeds, soft wash the pavers clean, and treat surface stains. If a paver has settled, we handle small-radius re-leveling as part of getting the surface ready to seal.

3

Visit Two, Re-Sand and Seal

Once the pavers are dry, we come back the next morning, blow out the old sand, and install fresh filtered silica sand. Then we apply the deep flood coat that penetrates the joints and locks everything in place, followed by the finish coat, roughly two and a half coats in all. If you asked for a no-slip additive, it goes on now. We seal in the morning on purpose to beat Floridaโ€™s afternoon rain.

4

The Walkthrough and Finish

We walk the finished deck or patio with you and invite you to find anything we missed, because we do not finalize the invoice until you are satisfied. We will also tell you exactly when the surface is ready for furniture and full use, and set you up with an annual maintenance seal if you want one.

What Paver Sealing Costs
in Tampa

Paver sealing costs depend on the size and condition of the surface, whether old sealer needs to be removed, and the amount of detail work required. Most Tampa projects fall within these ranges:

  • Pool decks can range from $1,000 to $2,000
  • Patios from $200 to $600, depending on square footage

A few ways to bring the cost down:

  • Bright Bundle, 15% off when you bundle paver sealing with another service, for example, sealing the pool deck while we soft wash the house or cleaning your driveways.
  • Discounted annual maintenance seal, covered in the plan section below. Ask about it when you get your estimate.
  • Referral program: a $25 gift card for every referral that results in an estimate appointment.

Annual Paver Maintenance Seal

We recommend a maintenance seal each year to keep the shine and top off the sand, and we do that at a discount. A yearly maintenance seal keeps the color rich, replenishes the joint sand as it settles, and stretches the life of your original seal, all at a reduced rate versus the first full job. It is the easiest way to keep a pool deck or patio looking sealed instead of tired.

Our Paver Sealing
Guarantee

We stand behind our work in writing, and we are just as upfront about what we do not warrant.

If We Break It, We Buy It

We stand behind your landscaping with our property protection guarantee: if we break it, we buy it. If a plant dies because of our work, we replace it, in writing, in our contract. Most companies only promise to โ€œtry their best.โ€ That matters on a sealing job, because we are working right up against your landscaping and pool cage the whole time.

Satisfaction, Guaranteed in the Contract

Customer satisfaction is guaranteed in our contract. If you are not satisfied, we come back and make it right, and we invite you to challenge us to find anything we missed.

One honest note that sits alongside those promises: we do not warranty sealer durability, because there are too many Florida environmental factors we cannot control. That is exactly why we recommend a maintenance seal each year, which we do at a discount.

Bright Brothers did a great job on pressure washing my home, soft washing the windows, cleaned out the gutters, cleaned, sanded and sealed all of my pavers. I had a lot of pavers and a two-story home. Three guys took several days to get the job done. It was worth the reasonable cost for a great looking home for years to come.

Frequently Asked Questions

We treat surface stains during the cleaning visit and lift them as much as possible before any sealer goes on. We can usually lift newer staining from pavers far more successfully than aged concrete, and a fresh oil spot has a much better success rate than a driveway that has been soaking it up for years. We will set honest expectations with you before we start so you know what to expect.

Because a water-based sealer ages by evaporating instead of peeling. In the Florida heat and humidity, a solvent-based top coat can lift and flake, while a water-based penetrating sealer wears down gradually and keeps looking right, which is why it is what we use here. It still finishes with a high gloss, and matte and natural finishes are available on request.

Plan on about 36 to 48 hours before you replace furniture. We seal in the morning so the surface can cure through the day, and at the final walkthrough we will tell you exactly when your deck or patio is ready for furniture and full use.

No, because we use a penetrating sealer rather than a slick top coat, so the surface keeps its footing. For pool decks or anywhere you want a little extra grip, we can add a no-slip additive on request, with no surprise added to your bill.
